Tax season is only painful when the records are scattered. If you have logged rent and expenses through the year, the report is already written. This page shows how to pull it.
Open Reports
Open Reports and choose the Year. ProperLease produces:
- Net for the year: total collected minus total expenses.
- Collected vs expected rent: what came in against what was owed, so uncollected rent is visible.
- A by property breakdown: income, expected rent, expenses, and net for each building or unit.

Aligned to the form you file
The categories are organized to match the form you actually file.
| You file | Where | ProperLease aligns to |
|---|---|---|
| T776, Statement of Real Estate Rentals | Canada | Gross rents and the standard expense lines |
| Schedule E, Form 1040 | United States | Rental income and the Schedule E expense categories |
Because expenses were tagged deductible and attached to a property during the year, they land in the right line without re sorting a pile of receipts.
Hand it to your accountant
- Select the tax year in Reports.
- Review the by property breakdown for anything that looks off, such as a month with no rent recorded.
- Export the summary and send it to your accountant, or use it to fill the form yourself.
If a property shows uncollected rent you know was paid, add the missing payment first (see Record rent payments). The report is only as complete as the entries behind it.
What the report does not do
ProperLease organizes income and operating expenses. It does not calculate capital cost allowance (Canada) or depreciation (US), which depend on your cost basis and choices you make with your accountant. The report gives them clean, categorized numbers to work from.
Filing requirements differ by country, province, and state. Use this report as organized source data and confirm the treatment with a tax professional.
