A lease that lapses without a decision leaves you exposed, and a rent increase served the wrong way is unenforceable. ProperLease surfaces expiries early and keeps the renewal tied to the same tenant and unit so nothing falls through.
See what is expiring
ProperLease tracks each lease term start and end date. As an end date approaches, you get a lease expiry alert under Notifications, and the lease is flagged in Leases. This early warning is the point: you want to decide on a renewal or an increase well before the current term runs out, because required notice periods can be long.

Renew a lease
- Open Leases and select the lease that is ending.
- Choose to renew, then set the new term dates and the rent for the new period.
- Generate the renewal document and share the PDF with your tenant.
The renewal stays attached to the same tenant, unit, and deposit, so the history is continuous rather than a fresh record.
Apply a rent increase correctly
Rent increases are one of the most regulated parts of being a landlord. Two things almost always apply, though the specifics vary widely:
- A notice period: you must give written notice a set number of days before the increase takes effect.
- A limit or guideline: some places cap the annual increase or tie it to a published guideline, and some require a specific form.
| Do | Do not |
|---|---|
| Give written notice for the required period | Raise rent mid term unless the lease allows it |
| Check your local limit or guideline | Assume last year's rule still applies |
| Keep proof of what you sent and when | Increase to retaliate or to force a move out |
Notice periods, allowable amounts, and required forms differ by province and state, and some cities add their own rent control. Confirm the current rule for your location before you serve an increase. ProperLease records the notice you send so you have proof of service.
