Frequently asked questions
Which provinces and states can ProperLease produce a lease for?
Three Canadian provinces, using the official government form: Ontario, British Columbia and Quebec. And 45 US states, using a standard residential lease that carries that state's required disclosures. That is 48 jurisdictions in total.
Why are some provinces and states missing?
Because we would rather ship nothing than ship a document that is wrong. The remaining Canadian provinces are in progress. Six US jurisdictions, including California, New York, New Jersey, Massachusetts, Oregon and Washington, D.C., need an attorney-reviewed lease before we will generate one, so they are not available today.
Can I still use ProperLease if my jurisdiction is not listed?
Yes. Rent tracking, expenses, deposits, condition reports, notices and tax reports work everywhere. The lease document is the only part tied to a specific jurisdiction, so you would sign a lease you obtained elsewhere and store it in the document vault against the tenancy.
Does the lease follow me or the property?
The property. A tenancy is governed by where the unit sits, not where the owner lives, so ProperLease selects the document from the property's address. A portfolio spread across provinces and states gets the right document for each door from one account.
Tenancy law differs by province and state and changes from time to time. This page is general information to help you find the right form and understand what it covers. It is not legal advice, and it is not a substitute for reading the current legislation or speaking to a lawyer about your own tenancy.
