Getting started

How do I add my first property?

Open Properties, tap the plus button, and enter the address, property type, and unit count. It takes about a minute and the free plan covers one property.

Open Properties, tap the plus button, and enter the address, the property type, and how many units the building contains. Save, and the property appears in your list with an occupancy bar and a health badge.

The property type is single family, condo, duplex, or multi unit. A duplex has two units, a fourplex has four, and a single family home or condo has one.

Add the purchase details while you are there

If you enter the purchase date and price along with the mortgage, property tax, and insurance figures, ProperLease can calculate real cashflow per property later: income minus your actual carrying costs, not just rent collected. You can always add these to the property form afterwards, but doing it now saves a trip.

A new property shows as vacant

Until you attach a tenant, the property reads as vacant. That is expected. Add the tenant next and the occupancy bar fills in.
