Getting started

What does ProperLease do?

ProperLease is property management software for self-managing landlords in Canada and the US: rent tracking, leases, notices, expenses, and tax reports.

ProperLease is property management software for landlords who manage their own residential rentals in Canada and the United States. It keeps properties, tenants, leases, rent payments, expenses, utilities, maintenance, notices, and year-end tax reports in one place, on iPhone and on the web.

It is built for the owner who collects the rent themselves, from a single condo up to a small portfolio of around twenty doors. You do not need a bookkeeper or a property manager to use it.

What it covers

  • Properties and units. Occupancy, rent, and financial health for every door.
  • Tenants. Grouped by property, each carrying a Paid, Behind, or Overdue status.
  • Leases. The official provincial form in Ontario, British Columbia, and Quebec, and a generated residential lease in 45 US states.
  • Rent. Log a payment in a tap and the tenant status, property cashflow, and reports all move at once.
  • Expenses and utilities. Deductible costs tagged as they happen, plus who pays which bill and what gets charged back.
  • Maintenance. Work orders with photos that can turn into an expense automatically.
  • Notices. Late rent, eviction, and deposit return documents with a dated audit trail.
  • Reports. Income, expense, and cashflow summaries organized to the T776 in Canada or Schedule E in the US.

What it is not

ProperLease does not move money. It records the rent you collect through your own bank, e transfer, or cash. It is also not a law firm, and the documents it makes are not legal advice. The lease is the province's own official form in Ontario, British Columbia and Quebec, and a standard residential lease written to state law everywhere else. The notices are ProperLease's own wording, not any tribunal's official form.

The mental model

Properties hold tenants. Tenants have leases. Leases set the rent that is expected. Every payment you log settles against that expectation and rolls up into your dashboard and your year-end report. Because the records are connected, you enter a number once and never copy it anywhere.

What to do in ProperLease

  1. Add your first property under Properties.
  2. Add the tenant who lives there, with their monthly rent.
  3. Generate or attach the lease.
  4. Log rent as it arrives and read the Dashboard.
