Premium removes the one-property limit and unlocks the parts of ProperLease that a landlord with more than one door needs: the lease generator, utility tracking, the maintenance tracker, condition reports, the rent increase calculator, and unlimited exports.
Free keeps the core intact: one property, unlimited tenants on it, rent tracking, expense tracking, late rent notices, and tenant document storage.
The split
| Feature | Free | Premium |
|---|---|---|
| Properties | 1 | Unlimited |
| Tenants on a property | Unlimited | Unlimited |
| Rent payment tracking | Yes | Yes |
| Expense tracking | Yes | Yes |
| Late rent notices | Yes | Yes |
| Tenant document storage | Yes | Yes |
| Lease generator | One free lease | Unlimited |
| CSV and PDF export | One free export | Unlimited |
| Utility tracking and chargebacks | No | Yes |
| Maintenance tracker | No | Yes |
| Condition reports with photos | No | Yes |
| Rent increase calculator | No | Yes |
The two trial credits are worth knowing about: the first lease you generate and the first report you export are free on the Free plan, so you can see the actual output before deciding. Free-plan exports carry a Free plan watermark.
When it is worth upgrading
The clearest trigger is a second property, since Free will not let you add one. After that it is usually the lease generator (a paralegal-drafted lease costs more than a year of Premium) or tax season, when you want the export without a per-document limit.
What to do in ProperLease
- Open Account and choose to upgrade.
- Pick monthly or annual.
- Add your second property under Properties.
- Generate your leases under Leases, and set up utilities and maintenance for the doors you already own.
Run your rentals with absolute clarity
