Does ProperLease work offline?

No. ProperLease requires an internet connection. Both the web app and the iPhone app read and write directly against the server, and nothing is stored on the device for offline use. With no connection, you cannot log a payment or open your records.

There is no offline mode and no queue that syncs later.

Why it works this way

Your account is isolated and enforced on the server, and the most sensitive fields are encrypted with a key held outside the database. Caching a decrypted copy of tenant records on a phone or in a browser would undo a large part of that protection. It is a deliberate trade: less convenience in a dead zone, less exposure if a device is lost.

Working around a poor signal

• Photograph first, log later. For a condition report or a repair in a basement with no bars, take the photos with your camera and upload them when you are back in signal.
• Note the payment, enter it later. A payment logged an hour late is identical in the ledger to one logged on the spot. The date field is what matters, and you set it yourself.
• Backdating is fine. The receipt email unticks itself automatically when you backdate a payment more than a few days, so catching up does not surprise your tenants.

What to do in ProperLease

1. Do the data entry where you have signal, and do the walking-around part anywhere.
2. Set the received date on a payment to the day the money actually arrived, not the day you entered it.
3. If a page fails to load, check the connection before assuming the record is gone. Nothing is written locally, so nothing is lost.
