Your data is held on cloud infrastructure in Oregon, USA, specifically AWS US-West-2, operated by our database and storage provider. It is encrypted while it travels between your browser and our servers and while it sits at rest.
Every landlord's account is isolated at the database level, so no other user can reach your records, even by accident.
The sub-processors

Canadian landlords, US hosting
If you are a Canadian landlord, your records and your tenants' records sit in the United States. That is disclosed in the privacy policy, and it is the position you pass on to your tenants. Under the terms of service you are the data controller for tenant information and ProperLease processes it on your behalf, which includes telling your tenants where their data will be stored.
If that placement does not work for your situation, it is worth resolving before you load tenant records into any tool, not after.
What isolation actually means
Access control is not a filter applied in the app that could be forgotten on one screen. Every table enforces it at the database level: a row is readable only when it belongs to the account asking for it. A bug in a screen cannot leak another landlord's data, because the database would refuse the read.
On top of that, the most sensitive fields are encrypted with a key held outside the database entirely. See is my tenants' personal information safe.
What to do in ProperLease
- Read the privacy policy before you enter tenant data, and the terms for your role as controller.
- Tell your tenants where their information is stored. That obligation is yours, not the app's.
- Write to hello@properlease.app with any question about storage, sub-processors, or a tenant's data request.
Run your rentals with absolute clarity
