Leases and jurisdictions

Which provinces and states can generate a lease?

Three provinces (Ontario 2229E, BC RTB-1, Quebec Bail) and 45 US states. Alberta, the Prairies, Atlantic Canada, CA, NY, NJ, MA, DC and OR are not live.

ProperLease generates a lease in three Canadian provinces and 45 US states. In Canada that is Ontario (the standard lease, Form 2229E), British Columbia (the Residential Tenancy Agreement, RTB-1), and Quebec (the mandatory Bail de logement). In the US it is a generated standard residential lease tailored to the law of the state.

Everything else in the app works regardless of where your property sits. Rent tracking, expenses, utilities, maintenance, documents, notices, and reports are not limited by jurisdiction.

The Canadian forms use the official published PDF. ProperLease fetches the real form and fills in your tenant, property, and lease term data, so the output is the same document a paralegal would hand you.

United States

45 states generate a standard residential lease built for that state's law, including its required disclosures. The states that do not generate a lease yet are California, New York, New Jersey, Massachusetts, the District of Columbia, and Oregon. Those templates are held back pending attorney review, largely because each has a rent control or rent stabilization regime that a generic template handles badly.

Not available yet

  • Canada: Alberta, Saskatchewan, Manitoba, and the Atlantic provinces, plus the territories.
  • United States: California, New York, New Jersey, Massachusetts, DC, and Oregon.

If your property is in one of these, you can still run everything else in ProperLease. You would supply the lease document itself and store the signed copy on the lease record.

What to do in ProperLease

  1. Make sure the property's address is set, because the location selects the form.
  2. Open Leases and start a new lease.
  3. Choose the tenant and unit, then set the monthly rent, term start, term end, and deposit.
  4. Generate. Download the PDF, sign it, and share it with your tenant.
