Notices and compliance

How do I serve a late-rent notice?

Open Notices, pick Late Rent Notice, choose the tenant, and ProperLease fills in the property and balance, produces a PDF, emails it, and logs the send.

Open Notices, choose Late Rent Notice, and select the tenant. ProperLease fills in the property, the unit, and the balance owing from your records, generates a dated PDF, attaches it to an email to the tenant, and records the send under Notifications.

Serve it only after the reminders have gone unanswered. Going straight to a formal notice sours a tenancy that a nudge would have fixed.

What the notice is, precisely

The notice ProperLease produces is a professionally worded written notice that names your jurisdiction, the tenant, the property, and the amount owing. It is not the official form that a provincial tribunal requires for a statutory step such as an Ontario N4. If your next move is a filing with a tribunal or a court, use the official form that body publishes. See what is an N4 notice.

Used as intended, the ProperLease notice is the dated, written, on-the-record warning that sits between an informal reminder and a formal statutory filing, and it is the document you point to later to show you gave fair warning.

The escalation order

  1. Automatic reminder before and after the due date.
  2. A resend if the first goes unanswered.
  3. A Late Rent Notice, generated and emailed.
  4. The statutory form your jurisdiction requires, if it comes to that.

Skipping steps rarely speeds anything up, and the dated sequence is what protects your position later.

What to do in ProperLease

  1. Confirm the payment really has not arrived. Check Payments first.
  2. Open Notices and choose Late Rent Notice.
  3. Select the tenant. The property, unit, and balance fill in from your records.
  4. Add anything specific in the notes field.
  5. Generate. Download the PDF, or send it to the tenant by email from the app.
  6. Check Notifications to confirm the send is logged with its date and recipient.
Delivery rules vary

Some jurisdictions require a specific delivery method or a set deadline for certain notices, in person, posted, or mailed. ProperLease records the email it sent. Follow any additional service method your province or state requires and keep that proof too. This is general information, not legal advice.
