Every notice and reminder ProperLease sends is recorded under Notifications with the recipient, the property, and the date and time it went out. That log is built as you act, so the paper trail already exists by the time you need it.
If a dispute reaches a tribunal or a court, being able to show exactly what was sent and when is often what decides it.
What gets logged
- Automatic rent reminders, before and after the due date
- Every resend, as a separate dated entry rather than a replacement
- Every notice generated and emailed, with its PDF attached to the message
A resend adding to the history rather than overwriting it matters more than it sounds. A dated sequence of reminders followed by a written notice is the evidence that you gave fair warning before escalating.
The gap you have to close yourself
ProperLease records the email it sent. It cannot record a delivery method it did not perform. Some jurisdictions require a specific method of service for certain notices: handed to the tenant in person, posted on the door, sent by registered mail, or served by a set deadline. Where that applies, do it, and keep that proof alongside the app's log.
Some tribunals also require a certificate or affidavit of service. That is a separate document you complete, not something the app produces.
What to do in ProperLease
- Send reminders and notices from the app rather than from your own email, so they land in the log.
- Open Notifications to see the full history for a tenant or property.
- Download the notice PDF and keep a copy with anything else you served by hand or by mail.
- Before a hearing, review the sequence and check the dates line up with the notice periods your jurisdiction requires.
Service rules vary by province and state. Confirm what your jurisdiction accepts as proof of service before you rely on it.
