No. Nothing in any software evicts a tenant. An eviction is a legal process: you serve the correct statutory notice, and if the tenant does not comply you apply to the tribunal or court, which decides whether to grant an order.
What ProperLease does is the part that decides those cases: an accurate ledger of what was owed for which period, and a dated record of every reminder and notice you sent before you escalated.
The shape of the process
- Rent goes unpaid. The tenant's status moves to Overdue and the days overdue count starts.
- You give written warning. Reminders, then a written Late Rent Notice, all logged.
- You serve the statutory notice. The official form your jurisdiction publishes, such as an Ontario N4 for non-payment.
- The cure period runs. If the tenant pays or fixes the breach in time, it usually ends there.
- You apply to the tribunal or court. They hear it and decide.
ProperLease supports steps 1, 2, and the record-keeping behind 3 through 5. It does not generate the official tribunal forms, and it has no role in the hearing.
Do not change the locks, remove a tenant's belongings, or shut off utilities to force someone out. These are illegal almost everywhere and expose you to serious penalties, often far larger than the rent you were owed.

Evictions are the situation the terms of service singles out as warranting legal review, alongside disputed deposits and major repairs. The cost of a filing done wrong is months, not dollars.
