Does ProperLease calculate depreciation or CCA?

No. ProperLease tracks income and operating expenses. US depreciation and Canadian capital cost allowance stay with your accountant.

No. ProperLease organizes rental income and operating expenses. It does not calculate depreciation in the US or capital cost allowance in Canada, and the year-end report does not include either.

That is a deliberate line, not a missing feature. Both depend on your cost basis, the land-versus-building split, when the property was placed in service, and elections you make with your accountant. Guessing at them in software would produce a confident number that is wrong.

What that means in practice

Your ProperLease report gives your accountant the operating picture: what came in, what went out, per property, categorized. They add the capital layer on top. That is the division of labour that makes the conversation short, because they are not reconstructing your year from receipts before they can start.

In Canada, claiming CCA also has consequences on sale (recapture), which is a judgment call rather than a calculation. That call belongs to a professional who knows your whole position.

What to do in ProperLease

  1. Enter the property's purchase date and price on the property record. You will need them for the basis, and they also unlock real cashflow per property in the app.
  2. Keep capital improvements distinct from repairs as you log them. A roof replacement is not a roof patch.
  3. Export the year from Reports and hand it over with your purchase and improvement records.
General information, not tax advice

Depreciation and CCA are technical and consequential. Confirm the treatment with a tax professional.
